At a time of huge economic uncertainty, Julian identified a way to guarantee forced sellers certainty on both the timing and pricing of sale in advance of going to market, whilst not taking away their ability to maximise their revenues through a timely and structured sale process. With the backing of the Ellis Campbell Group, C2 Capital’s first co-mingled underwriting fund was launched in February 2010, and it was followed up with a second underwriting fund in September 2012.
At the same time the Company started to acquire and manage assets directly on behalf of its private clients, designing investment strategies across the risk spectrum for pension funds and charitable foundations through to opportunistic capital growth and development plays. The Company also inherited the management of existing portfolios, working with their Clients to restructure them and reinvest the proceeds into assets with longer term growth prospects.
In 2015 C2 Capital launched Industrials.co.uk, a joint venture between Clients of C2 Capital and Morgan Stanley Real Estate Investing.
Specialising in multi-let industrial property, Industrials.co.uk acquired its first four industrials estates in January 2015. Over the course of the next 15 months, and utilising C2 Capital’s extensive network of regional contacts, the JV acquired a further 19 industrial estates totalling 1.7m sq. ft with a combined value of c. £100m. Externally managed by C2 Capital, Industrials.co.uk is targeting further growth in its asset base to £500m over a 3-5 year time frame, recognising the rental and capital growth potential offered by this unique asset class.
As a result of the above activity it became clear in 2015 that C2 Capital required independent ownership, and so in August of that year Julian Carey acquired the Ellis Campbell Group’s stake in the Company. C2 Capital continue to manage all of the Ellis Campbell Group’s commercial assets and they remain a hugely important Client and contributory part of the Company’s history.
In January 2015, C2 Capital launched Industrials.co.uk in partnership with Morgan Stanley Real Estate Investing, a new property company focusing on acquiring good quality multi-let industrial investments with a targeted and intensive asset management philosophy.
We have known the C2 Capital Team, backed by Morgan Stanley RE, since 2014 and have already developed a very good working relationship.
